Building 100 self-storage units costs about $130,000 to $375,000 for the buildings alone, or $650,000 to $1.5 million for a full turnkey project, before land. The spread comes down to three things: how big the units are, whether they are climate-controlled, and whether the price covers only the building or the whole project.

The math behind the estimate
A typical 100-unit mix of 5x10, 10x10, 10x15 and 10x20 units averages 100 to 150 sq ft per unit, or about 10,000 to 15,000 rentable sq ft. Interior-hallway, climate-controlled buildings add corridor space on top of that. Apply A-Lert's rates to that footprint:
| Scope | Rate per sq ft | 100 units (10,000 to 15,000 sq ft) |
|---|---|---|
| Building only, non-climate | $13 to $17 | $130,000 to $255,000 |
| Building only, climate-controlled | $20 to $25 | $200,000 to $375,000 |
| Full turnkey project | $65 to $100+ | $650,000 to $1.5M+ |
Land and soft costs are not included. If every unit is a 10x10, see the cost to build 100 10x10 storage units.
What changes the number for 100 units
- Scope: building-only vs. turnkey is usually the biggest swing, bigger than unit mix or climate control.
- Single-story vs. multi-story: 100 units on one level need about 0.5 to 1.2 acres but a simpler structure. Stacked, they need less land but add elevators and structural cost.
- Climate control: about 50% more per sq ft at the building level.
- Site conditions: difficult soil, drainage requirements or distant utilities can add tens of thousands of dollars.
What about 50 storage units?
Half the units means roughly half the building: about 5,000 to 7,500 sq ft, or $325,000 to $750,000+ turnkey before land. Smaller projects carry a higher share of fixed costs such as permits and site work, so the cost per unit usually rises as the unit count falls.
How A-Lert prices a 100-unit project
Because A-Lert engineers, manufactures and installs its buildings in-house, there is no separate manufacturer markup stacked on a contractor's price. To prepare an estimate, we need the site location, the unit mix you have in mind, how much of it is climate-controlled, and your target timeline.
Frequently asked questions
Should 100 units be single-story or multi-story?
Either works. Single-story needs more land but is simpler to build. Multi-story needs less land but costs more per sq ft. The right answer depends on local land prices and zoning.
How much land do I need for 100 storage units?
About 0.5 to 1.2 acres for a single-story facility, depending on unit mix, drive aisles and setbacks. Multi-story designs need less.
Does climate control double the cost?
No. At the building level it adds about 50% per sq ft ($20 to $25 vs. $13 to $17), not 100%.
Is land included in the estimate?
No. Land is budgeted separately and ranges from about $50,000 to several million dollars, depending on the market.
